Agent Academy: An Open House Script that Will Get You More Leads
On episode 24 of Agent Academy, I’m going to teach you a new script to use for open houses.
When you are holding an open house, you put a lot of effort in to get them ready and sometimes even market them. You get people to show up to the open house and then have trouble getting people to register or you want more people to register.
If more people gave you their information including buyers, sellers, and neighbors you’d have a wonderful list to follow up on.
Here is a simple tweak that my team has added to the beginning of the conversation, instead of immediately asking them to sign in. Right when they greet them they ask, “Did you have an appointment with us today?”
It’ll throw them off a bit! However, they are excited to go in and see this new home and now are unsure if they will get to. Since they are surprised they’ll reply, “No, did we need one?” Then you simply reply, “Okay, in that case just go ahead and sign in right here.” It is that simple and they will automatically go and register themselves on the sign in.
On the sign in sheet, you’ll have something like a name, number, and email, the key is for the sheet to not be empty. Add your Mom, Friend, or Kid’s information to the list, when your first visitors show up they will follow in line with what others are doing.
Go out to your open houses this weekend and greet everyone enthusiastically and the first question out of your mouth should be, “Did you have an appointment with us today?” Then take their fear away from not getting to see the house by saying, “Okay, in that case just go ahead and sign in right here.”
